The short version of this review is that Dreamscapes Pools and their entire team from start to finish earned a 5-star rating from us. It was a pleasant relief to have a stress-free, smooth construction process. We can’t say enough good things about them! If you want to read more details why, read the long version below. As first time pool owners, our minds were flooded with questions: salt or chlorine, heat or no heat, fiberglass or gunite, what would it do to our electric bill? We did some Google research on the pros and cons of each and on the local companies that install pools. The list was extensive, so I began the daunting task of contacting them. Only two companies replied, Dreamscapes and one other. The other company corresponded through email and shared THEIR vision of what they thought a pool should look like. They had limited options and didn’t seem to have answers to our questions such as upkeep or daily costs.Unlike that company, Dreamscapes’ salesman Tod Brown came out to the house, sat down and started the meeting by answering our questions. He gave us an idea of what the average range for the increase in our electric bill could be, and when we asked whether we should do salt or chlorine, he said he had no preference as Dreamscapes handled both. It was based on what we liked best. Since we had never experienced a salt pool, he made arrangements for us to visit one so that we could feel and smell the water to compare it to Chlorine pools. When we asked whether fiberglass, a liner or gunite would be better for our pool, Tod recommended that in Florida, gunite is a very safe option. After answering our questions, Tod took some measurements, talked to us about what we wanted in a pool and started the design. Within about 30 minutes, he had a 3D design laid out with our house and yard. It was very helpful to see what it would look like, and we were immediately able to tweak the location of the pool so that it would be centered in the view seen from the back sliding glass door rather than centering it on the back of the house. On November 22, 2024, our next point of contact with Dreamscapes, Gary(Project Manager), came out to the house. We had outstanding questions about where permitting would/wouldn’t allow the pool equipment to be located. Gary saw our Plan A, B, & C preferences for the location of the equipment, took extensive notes, and said he was going to follow up with Orange County to see what was possible or not possible. He staked out the pool and put the permits’ stake on the property. On Monday morning, November 25, a crew removed the SOD and top layer of dirt and later that afternoon another person staked out the pool with lasers and measurements. The next day a crew dug the hole for the pool, and on Wednesday, November 27, another crew laid out the steel rebar for the gunite. Within a 3-day time period we went from a grass yard to being ready to line our pool with gunite! About a week later (which included inspections and the Thanksgiving Holiday) the gunite crew arrived. A day or two later the tile guy arrived, then the plumber, and pre-grade and concrete framing crew a few days later. The following week, the concrete was poured for the decking and sidewalks, and the final grading was done. The Deck Doctors painters did the first coat of paint and later that same day the plumber finished the equipment install on the section that was over the poured concrete. They were followed by the interior finish crew, the electrician, and again the painters for the final coat. All of these crews were about a week apart, and the pool was finished January 10, 2025. Granted our pool was a simple rectangular design with 3 deck jets, but to have our pool finished in less than 2 months was remarkable! Every crew that came to our home was respectful, professional, and asked questions if they were unsure of specs, or had questions on water usage or how to access the backyard. We had a fantastic experience with Dreamscapes Pools and Spas, right from our very first meeting. Jay Gahary, our sales and engineering consultant, was not only knowledgeable but also extremely patient and thorough in guiding us through the entire process. Jay took the time to educate us on how the choices we made during the design phase would impact the long-term care and maintenance of the pool. His insight helped us make confident decisions that were right for our lifestyle. We especially appreciated his transparency and the competitive pricing he offered—it was hard for other companies we got quotes from to match what Dreamscapes delivered. Jay met with us multiple times in person, walking us through options for materials and finishes with clarity and patience. Pre-Build/Build Experience: We are located in Clermont and were given an initial 12-week timeline for completion. Once we got HOA approval, the build started the very next day! We were introduced to our build coordinator, Missy, by Angie—and Missy immediately set up a simple text group with us to keep communication open and updates flowing throughout the project. This made a huge difference in keeping things on track and addressing any concerns quickly. Every single crew member we interacted with treated our property with respect—parking appropriately, cleaning up after each phase, and ensuring the space was ready for the next team. Missy and the crews were always available and happy to answer our questions, and they took the time to help us understand what was going on at each stage, which we really appreciated. Special shoutout to Kevin( fondly known as Shorty) and his team for their excellent work on tiling and plumbing—they asked clarifying questions, referred to documentation when needed, and made sure things were done right the first time. We were always aware of upcoming inspections and what was being done to ensure things passed smoothly. Our paver installation was handled by Atalo and his crew, and they were not only skilled but also very open to feedback. They helped with even the smallest asks and did a fantastic job. Timeline: The project was completed within 10 weeks, including electrical work, and our pool was filled during the 11th week. After fill-up, Eric and Jaden helped us with initial water balancing and handed off the pool to us. They were excellent educators, making sure we understood the process and how to take care of our new pool. We never once felt like we made the wrong decision by choosing Dreamscapes—even though we had another option from a company that had built over 50 pools in our community. Dreamscapes proved themselves every step of the way. Post-Build Service: As of today, the post-build service has been equally strong. The Dreamscapes team continues to be responsive and supportive. I would wholeheartedly recommend Dreamscapes Pools and Spas to anyone considering a similar project. They helped us transform our yard into something truly special.

We couldn’t be happier with our experience with Dreamscapes Pools & Spas! From the very beginning, our pool designer Tia set the tone with her exceptional hospitality, extensive knowledge, and incredible design expertise. Tia’s creativity and keen eye for detail were evident from our first meeting, and she truly listened to our vision, bringing it to life in a way that exceeded our expectations. Her ability to blend functionality with aesthetic beauty is unparalleled, and she was always available to answer our questions and provide insightful suggestions. Throughout the entire process, our project manager Missy was a constant source of information and support. She kept us informed and promptly addressed every step of the pool build, ensuring everything ran smoothly from the initial dig to the first swim. Her attention to detail and dedication made the project stress-free and enjoyable. The seamless execution of product delivery and project completion was masterfully handled by Meagan. Her coordination skills and proactive approach ensured that every aspect of the construction process was executed flawlessly. Once the pool was completed, Jaden took the time to thoroughly teach us about all the functionalities of our new pool. His in-depth explanation and patient guidance have made us feel confident and comfortable using our pool to its fullest potential. Additionally, the owner Mark, personally contacted us to ensure our complete satisfaction with choosing them. His commitment to customer service and our happiness with the final product truly set Dreamscapes apart from other companies. Overall, we are extremely satisfied with the professionalism and delivery of our pool. Dreamscapes Pools & Spas has truly transformed our backyard into a dream oasis. We HIGHLY recommended!

We recently had the pleasure of working with Dreamscapes Pools and Spa on our first pool, and the experience was nothing short of fantastic. From the initial dig to our first swim, the entire process was completed in exactly three months, a testament to the team's efficiency and dedication. Mike, the designer, was incredibly patient and attentive, taking the time to understand our needs and preferences to design the perfect pool for us. Eric was instrumental during the pool startup phase, visiting multiple times to ensure everything was running smoothly and answering all our questions, which was greatly appreciated as first-time pool owners. Adam's exceptional service made us feel as though he was taking care of his own pool, showcasing a level of dedication that is rare to find. A special shoutout to Megan and everyone from the office, who has been phenomenal in managing the work scheduling. Her fast and effective communication, along with efficient scheduling, made the entire process seamless. Being in close contact with Megan throughout the project was a major factor in the smooth execution of our pool construction. The team at Dreamscapes Pools and Spa was always responsive and took the time to acknowledge and address any issues that arose, ensuring our satisfaction every step of the way. Based on this experience, I would not hesitate to build with them again and would highly recommend their services to anyone looking to create their dream pool. Their professionalism, expertise, and genuine care for their clients' needs are what sets them apart.

Similar to other reviews this company has a major problem following up with potential clients. Their reviews are far from stellar on many sites, but I gave them a chance as they were recommended by David Weekley homes. It took about three weeks for them to respond to my initial request, but Tom finally came out to look at the property and spent about 90 minutes going over all the pool building process and additional options. Tom was very friendly and professional and promised to get back to us with some renderings and a quote in 6 or 7 days. After poking him with a stick and several promises later I finally managed to get a proposal/quote from them. It looked pretty good but I asked if they could widen the pool up a few feet and also let me know what the exact dimensions were. Tom was supposed to get back to me with an updated quote that very day, but 21 days passed and I never heard back from Dreamscapes. I'm not quite sure how a company like this stays in business. I gave them ample opportunity to back out if they were too busy to take on new clients, but they said it wasn't an issue. They wasted both my time, and theirs which makes no sense at all. I'm just glad they showed their ugly side during the sales process as I can only imagine what would have happened if I would have signed a contract with them. Needless to say I've since signed a contract with another company and the process is going soooooo much smoother. I've asked David Weekley homes to stop referring people to them.

I wrote a terrible review for this company and then met with the owner who apologized and assured me everything would be taken care of, soooooo I deleted the review. MY MISTAKE!!! This company is a joke. The owner can’t even get things done and has absolute ZERO follow through and NO communication. Be forewarned if you chose this company you are in for a migraine during the entire process. They will pawn you off to the next person who dosent answer their phone and dosent even know what’s happening because no one talks to one another. This company missed the mark every single opportunity possible. SMH, why I even thought the owner could get s*** done after I saw how it lets his employees and company run. On another note when I tried to send the owner photos of issues he told me I was lying and sending him “old photos”. What owner of a company accuses there customer of lying. He soon realized they were recent pics. He also told me NO ONE was aware of my issues, lol... again accusing me of lying, when my sales guy and the scheduler were both aware and I had all the texts to proof it. Blows my mind this company continues to try and pinpoint blame on everything else THIS IS THE WORK OF DREAMSCAPES POOLS AND SPAS...

Company Snapshot

No contractor in this batch has a deeper public paper trail than Dreamscapes Pools and Spas: a documented set of permits pulled under an active, DBPR-verified Florida certified pool/spa contractor license, CPC1457433, held by qualifier Mark Shaughnessy since 2007. The company is based in Sanford and describes itself as building custom pools, spas, and outdoor spaces across Orlando, Sanford, Lake Nona, and Winter Garden.

Specialties & Service Area

The permit footprint is the densest in this dataset, led by permits in Lake Nona South alone, with 75 in College Park, 47 in Baldwin Park, 44 in Randal Park, and smaller counts spread across more than thirty additional named Orlando-area neighborhoods. The permit mix splits between new pool construction and other categories including general renovation work (287) and fencing (57), reflecting a builder handling more than just the pool itself. Recent open permits range from a $40,000 pool on Vassar Street in College Park to an $80,000 build on Pearson Avenue in Lake Nona South. Praise tags from customers cluster heavily around design, a willingness to recommend the company, and the word "beautiful," with professionalism and communication also scoring high.

Permit activity has held in the $45,000–$57,000 typical project value range every year from 2019 through the first several months of 2026.

What Customers Say

Dreamscapes holds a 4.8-star average from 229 Google reviews, a figure echoed on Birdeye (4.8 from 233 reviews) and HomeAdvisor (5 from 8), though Yelp runs somewhat cooler at 4.1 from 22. The detailed accounts describe a large, well-staffed operation — designers Tod Brown, Jay Gahary, Tia, and Mike, along with project coordinators Missy and Megan, are named repeatedly across multiple five-star reviews describing builds completed in 10 to 12 weeks with daily text updates. The negative reviews tell a narrower, consistent story of their own: several describe the sales process itself stalling for weeks after an initial site visit, including two separate customers who say a salesman named Tom stopped responding entirely after promising a quote. "Rude" and stalled follow-up are the most frequently flagged complaint themes, appearing across several 1-star reviews concentrated specifically around the pre-contract sales stage rather than the build itself.

Bottom Line

At permits and a 4.8-star average, Dreamscapes has one of the largest and best-reviewed track records in this dataset once a project is underway, with named staff across design, construction, and post-build support drawing consistent praise. The clearest pattern in the negative reviews is a sales process that stalls before contract signing rather than problems during construction, so it's worth pressing for firm response timelines if you're still in the quoting stage.
